20-sotok layout: park zone plan without overload

Park-style 20-sotok layout: large lawns, alleys, garden rooms and utility tucked away. Zone percentages for a FormSpace plan.

Short answer: 20-sotok park layout means large green patches, alleys and garden “rooms”, not a dozen small objects around the perimeter. On 2000 m² overload appears when there is no main axis and utility lands in the parade zone. Below: 9 zones with %, materials, and transfer to FormSpace.

Previous step: 15-sotok estate layout. Here there is more space, but same rules: large cores first, then paths.

Who this is for

ParameterRecommendation
Area~20 sotok (1950–2050 m²)
HouseMain with parade façade, possible gazebo
Family3–6 people, guests, walks on site
StylePark-like, naturalistic, soft classic
PriorityLawn, trees, shade, readable routes
Maintenance8–14 hours per month in season
BudgetZone boundaries and main alley first

Zoning scheme

Reference for flat plot ~20 sotok (2000 m²).

#Zone~%~m²Content
1Parade approach8160Entry, 2–3 cars, short axis to house
2Terrace and porch7140Paving by house, table for 8–10
3Parade lawn20400Large turf — main green core
4Alley / main axis6120Gravel 1.5–2 m, gate → terrace
5Garden rooms14280Pergola, benches, flower groups
6Orchard belt / grove122404–8 trees, berries, not dense forest
7Quiet corner / water8160Small pond or rest zone in depth
8Utility yard9180Shed, compost — behind house, off axis
9Buffer planting16320Large shrubs and trees on boundary

Total: 100% ≈ 2000 m².

Main axis: gate → alley → parade lawn → terrace. Utility and water do not cross parade view.

Materials

ElementRecommendationAvoid
Parade approachPavers, natural stoneFull-width asphalt without green
AlleyGravel, chip, edgingAsphalt “highway” across lawn
LawnOne large turf 350–450 m²Four scattered lawns
Garden roomsWood, mulch, stone accentsStatues and furniture every step
GroveTree groups, not solid woodPlanting without maintenance access
Utility yardGravel, screen from lawnShed at parade entry
BufferHedge, specimen trees at cornersBare fence on full perimeter

Palette: 2–3 materials + green. Park scheme relies on scale, not object count.

Typical mistakes

  1. Splitting 20 sotok into 15 small beds — loses park character.
  2. Shed at entry — “park” becomes a warehouse.
  3. Trees on parade axis without plan — alley in shade and roots in 5 years.
  4. Several competing axes — guest does not know where to go.
  5. Huge lawn without shade or use — empty field.
  6. Render without planplan in one evening first.

FAQ

How many trees on 20 sotok?

8–15 large in grove and buffer — not solid planting across plot.

Pond needed?

Not required: 8% quiet corner can be gazebo or bench in shade.

Vegetable garden on 20 sotok?

Yes, 5–7% by water or behind utility — not on parade lawn.

Pool in park scheme?

Only in quiet corner with buffer; not on parade axis.

Summary

20-sotok park layout = large lawn, one main alley, garden rooms, utility backstage. Fewer objects, more air and readable routes.
