Guide: Working with Plot Underlays (Satellite, Cadastral, Sketch)

Learn how to use satellite imagery, cadastral plans, and your own sketches for accurate landscape planning of your plot. A detailed guide to creating the perfect foundation for design.

Plot planning doesn't start with choosing plants or decor, but with creating an accurate underlay – the foundation upon which all future design elements will be placed. This allows you to account for existing site features, avoid costly mistakes, and create a functional, harmonious space that meets your needs. Without a properly prepared underlay, even the most creative idea risks encountering insurmountable problems during implementation.

Why Do You Need an Accurate Plot Underlay?

An underlay is the actual plan of your plot with existing objects and boundaries marked on it. It serves as the foundation for any landscape project, allowing you to use space and budget as efficiently as possible. An accurate underlay helps visualize the location of the house, outbuildings, large trees, utilities, and terrain, which is critically important for further zoning and design. This prevents situations where, for example, a path runs into an unplanned pipe or a gazebo ends up in the shadow of a neighbor's fence.

Types of Underlays and Their Application

To create a comprehensive plot plan, several types of underlays can be used, each providing unique information:

  1. Satellite images: Provide an up-to-date aerial view of the plot, including vegetation, neighboring buildings, and general orientation. Excellent for assessing shaded areas and determining the location of large objects. However, their accuracy may not be high, especially for small details, and images may be outdated.
  2. Cadastral plans: Contain official data on plot boundaries, its area (e.g., 10 or 15 sotok/acres), and the location of registered structures. This is a legally significant document that helps avoid disputes with neighbors and errors when placing new objects relative to boundaries. The scale of such plans is usually 1:500 or 1:1000.
  3. Topographic plans: The most accurate type of underlay, displaying the plot's relief using contour lines, as well as the location of engineering utilities (water supply, sewerage, electricity). Indispensable for plots with complex terrain where terracing or large-scale earthworks are planned. Obtaining such a plan requires involving surveyors.
  4. Own sketches and measurements: If professional plans are unavailable, you can create an underlay manually by measuring key distances with a tape measure. Mark the plot boundaries, house, large trees, and entrance gates on a sheet of paper. For a plot of 6-8 sotok, basic measurements will take 2-4 hours. This is a basic but very important step that allows you to quickly start work.

How to Obtain Accurate Data for Your Underlay

Data accuracy is the key to a successful project. Here's how you can obtain it:

  • On-site measurement: Use a tape measure, laser rangefinder, or even steps to measure the lengths of the plot sides, distances to the house, large trees, and other stationary objects. It's important to measure from fixed points, such as house corners or boundary markers. For key objects, aim for an accuracy of 10-20 cm.
  • Using public cadastral maps: Online services like Rosreestr or similar government resources provide access to cadastral plans, which can be used as a starting point for determining boundaries and plot area.
  • Engaging specialists: For the most accurate topographic data, including elevation changes and utilities, contact surveyors. This is especially relevant for plots with a pronounced slope (e.g., more than 10-15%) or when planning complex drainage systems.
  • Checking relevance: Ensure that the chosen satellite image or cadastral plan is up-to-date. Structures may have been demolished or added, trees may have grown or been cut down. Always cross-reference data with the actual situation on the plot.

Key Elements to Display on Your Underlay

All immutable or difficult-to-change elements of the plot should be displayed on the underlay:

  • Plot boundaries: Clearly mark the red lines to avoid infringing on neighbor's rights and building codes.
  • House and other buildings: Dimensions and exact location of the house, garage, bathhouse, shed. Indicate entrances, windows, terraces.
  • Large trees and shrubs: Especially those you plan to preserve. Indicate their crown diameter and approximate height to assess shading.
  • Engineering utilities: Location of septic tanks, wells, gas pipes, electrical cables, drainage systems. This will help avoid damaging them and correctly plan plantings and structures. A typical mistake is to start digging without considering laid pipes.
  • Relief: Elevation marks, slopes, lowlands, elevations. This information is critical for planning drainage, terracing, and the location of water bodies.
  • Entrances and passages: Existing gates, wickets, paths. Indicate their width (e.g., a minimum of 80-100 cm for pedestrian paths) and type of surface.
